A dark, poorly functioning kitchen prompted this renovation. The centre portion of the main floor was gutted to consolidate work functions, add a centralized powder room, and home office. By maintaining a white and gold palette and increasing ambient lighting, the core was transformed to become a fresh, light, contemporary and extremely functional space. This townhouse required a complete face lift, reworking the Principal Bath, opening up the enclosed stairwell and completing the basement. The existing fireplace was removed and replaced with a contemporary marble clad linear fireplace. The drywall enclosed stairwell was opened up with a floating staircase.

To mitigate the feeling of the low ceiling in the basement, a reflective silver corrugated tin ceiling was installed, and a gym was added. The result is a rich, understated and current interior. A 1980’s tract house with low ceilings, narrow hallways and the typical small, enclosed Living Room/Dining Room/Kitchen was very dated. The kitchen was under-scaled for the house and storage was at a premium. In reviewing the structure, it was ascertained that the Kitchen and Family Room sat under the lean-to roof at the back of the salt box style house and the solution took advantage of the... On entering, one stepped right into the middle of the Kitchen and Dining room from the front door. There was no storage and the floor plan was bisected by a wood burning stove. The staircase landing had a column in the middle of it making egress awkward. The plan was flipped 180 degrees to create defined, functional spaces and to consolidate traffic flow. The new plan is perfect for this young, growing family. This postage stamp war-time home had an ineffective layout with the entry centred on the façade.

The solution was to flip the plan, and relocate the front door to the side of the façade so that functionalities were consolidated. The Entry was designed to maximise storage with IKEA cabinetry, and a pony wall was used to separate the Living Room and share light from the newly-expanded picture window. The wood burning stove was replaced with a Powder Bath.

The IKEA Kitchen faces an expansive back yard and shares space with banquette style dining. The banquette serves as supplemental storage. Upon completing this brief, I had to redraw an existing building, and thereafter redesign, and reconstruct the residence according to the clients wants and needs. For this project I had to conduct multiple site visits, and physically measure up each room to make an updated digital plan. Within the following renders I showcase two sets of skills. First, I showcase my ability to draw technical plans that show an elevation, and a floorplan of the building. I also then showcase my rendering skills, which I used when giving the clients updates on the progression of their projects. For a busy executive, the Principal Bath, inadequate closet space and dark, outdated interior was not working.

This project required a complete face lift of all spaces, reworking the Principal Bath, Walk In Closet, opening up the enclosed stairwell and completing the basement. The bathtub and walk in closet adjacent was completely demolished and replanned such that the under-utilized tub and adjacent hall closet spaces were re-captured to more than double closet area. In the Living Room the under-scaled and antiquated fireplace was removed and replaced with a contemporary marble clad linear fireplace flanked with floating shelves and minimalist cabinetry. The drywall enclosed stairwell was opened up with a floating staircase, bringing much needed light into the interior. In the basement, the furnace room was enclosed and, to mitigate the feeling of the low ceiling, a reflective silver corrugated tin ceiling was installed. A barn door separates the new Gym from the TV area.

All bathrooms were gutted and updated. The result is a rich, understated and current interior much more suited to this client’s lifestyle. This new architecturally designed home required a deft hand to create an interior that supported the lifestyle of a busy, young family while maintaining the contemporary vibe without coming across as austere. Challenges included sourcing a stone product that would clad the three story stairwell, finding unique lighting that enhanced the architecture of the home and assisting the client in initiating their original art collection.
